Coworking and other trends in office space

Purchasing and renting out office space is one way to invest in California commercial real estate. If investors are interested in generating this type of an income stream, they may want to do some research on the type of spaces that both local and national companies are looking for. These days, many businesses are interested in renting more than just spacious offices or large rooms full of cubicles.

One example of the way demand for office space is changing is a company called WeWork. It and similar co-working brands offer office spaces that are shared by multiple companies, freelancers or a combination of both. Co-working office spaces usually offer amenities like cafeterias, gyms and conference rooms. These casual shared office spaces are also more affordable for companies to rent than private office spaces.

It is not only freelancers and startup companies that are attracted to co-working. Several Fortune 500 companies including General Electric, Merck and KMPG have moved handfuls of their employees into shared office spaces. Along with co-working, there is also a trend in commercial real estate towards shorter leases for office space. Companies are getting more comfortable managing a workforce that is not based in one expensive location, but spread out in various temporary offices.

Regardless of the design of its spaces or the nature of its amenities, an office building can often be a lucrative investment opportunity, but it is not without risk. A variety of problems could arise, including lease disputes, and thus the advice and counsel of an attorney who has experience with these matters can be advisable both during and after the acquisition.
